Do I still need an attorney if I use ClariDeed?
For most situations involving probate, FIRPTA, significant capital gains, or a contested tax appeal — yes, you will still need a licensed Massachusetts attorney. What ClariDeed does is give you (and your attorney) an accurate, cited research package to start from, so your attorney spends their time on legal strategy rather than pulling records. Many clients tell us the ClariDeed document saved them several hours of attorney time.
How is this different from a title search?
A title search is a specific legal product performed by a licensed title examiner or attorney, typically required for a mortgage or title insurance policy. ClariDeed's Closing Attorney Intelligence and Probate Property Report draw from similar source records (Registry of Deeds deed chain, lien and encumbrance data) but are research documents — not title opinions and not title insurance. They are intended to supplement, not replace, a formal title search.
What counties do you cover?
We specialize in Essex County, Massachusetts, where we have deep familiarity with the Registry of Deeds, local assessor systems, and Essex Probate & Family Court. We can handle Suffolk, Middlesex, Norfolk, and Plymouth counties as well — turnaround may be 1–2 additional business days for non-Essex counties.
