ClariDeed provides research and document preparation services, including but not limited to: estate legal roadmaps, capital gains and 1031 exchange memos, FIRPTA compliance dossiers, probate property reports, property tax appeal packets, and closing attorney intelligence reports.
All documents are compiled from publicly available records including, but not limited to, the Essex County Registry of Deeds, Massachusetts Assessor databases, MassCourts records, and IRS publications. ClariDeed makes reasonable efforts to ensure accuracy but does not warrant that all information is complete or error-free.
ClariDeed is not a law firm and does not employ attorneys in connection with the services provided. No ClariDeed document, communication, or service creates an attorney-client relationship. Nothing ClariDeed provides should be construed as legal, tax, financial, or investment advice.
You agree that you will consult a licensed professional (attorney, CPA, or financial advisor) for legal, tax, or financial decisions. ClariDeed's documents are research tools, not substitutes for licensed professional advice.
ClariDeed's documents are based on publicly available records as of the date of compilation. We do not conduct title searches, provide title insurance, guarantee title, or provide legal opinions on title. Our services are not a substitute for a formal title examination by a licensed Massachusetts attorney.
Fees for services are confirmed before work begins. ClariDeed will not begin work on your report until scope and price are agreed upon in writing (email confirmation is sufficient). Payment is due upon delivery unless otherwise agreed.
If ClariDeed is unable to locate sufficient records to complete a requested report, we will notify you before proceeding and will not charge for work not completed. Once a report is delivered, fees are non-refundable. If you believe a report contains a material error, contact us within 7 days and we will review and correct factual errors at no charge.
ClariDeed's liability for any claim arising from our services is limited to the amount paid for the specific report giving rise to the claim. ClariDeed is not liable for any consequential, indirect, or incidental damages. By using our services, you agree to this limitation.
These terms are governed by the laws of the Commonwealth of Massachusetts. Any disputes shall be resolved in the courts of Essex County, Massachusetts.
